0 stars. Irwell Valley are terrible They don't care about the tenants at all. They don't maintain the properties. I pay a service charge and some of that is towards maintaining the communal garden. I've lived here over 2 years and nothing was done. I made complaints but nobody ever gets back to you and finally had to resort to reporting them to the Housing Ombudsmen. They finally sent out a Manager to inspect the garden (jungle). They did arrange to have the grass cut and remove some of the weeds, but never cut the hedges. When I questioned about the service charge we had paid for almost 2 years, for nothing. We were offered a staggering £10 refund and wait for it, nobody received a penny to date. I also reported the back gates, they blew open all the time. They sent a joiner and he said they were not fitted properly and said they needed new gates. He rang the office and an appointment was booked for 2 months time. That time came recently, they cancelled via text message. When I rang them to complain I was told he would log it and that somebody would get back to me in a couple of days. You guessed it, silent treatment and no response. They did however text me a further appointment for 2 months time. What a joke. I've got damp problems from the bathroom, that's been on going since I moved in. They offered to paint some sealant on it, but the plumber said it won't last and it was a temporary fix. They bodge most of the repairs, so you end up reporting the same thing again. The previous tenants had dogs which ate most of the door frames inside and out of the house and they refuse to replace them. I was told by the inspector to just fill them. I tried my best to fill them but they look shocking and to add insult to injury they use the fact that I did a house exchange against me. Apparently I viewed the property and basically I should have noticed!! To be honest i found so many faults when i moved in, including leaks from boiler, bathroom, kitchen, radiators. Avoid taking an Irwell Valley property, they are the worst housing association I've ever had to deal with. They just fob you off with poor excuses, that's if your lucky enough to get to speak to a Manager. I feel for the poor call centre handlers, as they probably bare the brunt of frustrated tenants, whilst Irwell Valley are happy to keep taking your rent money and do the very bare minimum in return. Oh i could go on and on. Very bad organisation.

Lived under these guys for a couple of years. They’re rubbish basically. Property managers change without notification, mould problems constant without any resolution, try to blame it on ‘lifestyle’ without any explanation. Grounds aren’t maintained as and when they’re supposed to be…and they out the rent up. Absolute joke.

Literally the worst experience I've ever had renting. If you need a repair you will get it in MONTHS to come, they will text me saying ' your repair is delayed with 2 months'... I have reported my balcony door been broken since October and still waiting. When you call them they will say they will get in contact with you and they will NOT do that. Then they excuse themselves with 'there is a building manager' who surprisingly doesn't do her job as well....never again I'm going to rent from Irwell valley!!!

Some of the 5 Star Reviews on here are from their own staff (Google is your friend). Reported when I get chance for conflict of interests. That says all you need to know regarding the overall flagging score - just read some of the reviews. If I'd have known how their failure to seemingly properly sign-off a historic conversion, poor standard of repairs and renovation, and a huge bill looming from historic issues, I'd never have bought an IVHA property. I now have an unsaleable yoke around my neck - they add to this burden with increasingly rising bills to a guy with a small finite salary. I loathe the situation I'm seemingly stuck in. I could potentially be in debt for years thanks to this "community" organisation. Nice HQ by the way. Worst days work I ever did buying this managed property.
